Local Service Pricing: How Costs Vary by City#

A standard house cleaning in San Francisco costs $210. The same service in Memphis costs $105. That is not a difference in quality. It is geography. Local service pricing tracks closely with cost of living, labor market tightness, and regulatory environment, but the specifics surprise most consumers.

We compiled pricing data across 15 major US metros to show exactly how much location affects what you pay for common local services.

The City Pricing Index#

To make comparisons meaningful, we created a Local Service Cost Index using the national average as the baseline (100). A score of 130 means services cost 30% more than the national average. A score of 75 means 25% less.

| City | Cost Index | Cost Level | |---|---|---| | San Francisco, CA | 155 | Very High | | New York, NY | 148 | Very High | | Boston, MA | 135 | High | | Seattle, WA | 132 | High | | Los Angeles, CA | 128 | High | | Washington, DC | 125 | High | | Denver, CO | 112 | Above Average | | Chicago, IL | 108 | Average | | Austin, TX | 105 | Average | | Portland, OR | 104 | Average | | Nashville, TN | 98 | Average | | Atlanta, GA | 92 | Below Average | | Phoenix, AZ | 88 | Below Average | | Dallas, TX | 85 | Below Average | | Memphis, TN | 72 | Low |

What Drives the Differences#

Three factors explain most of the variation:

Labor costs. Local services are labor-intensive. In markets where the minimum wage is $16-20/hr (California, Washington, New York), service providers must charge significantly more to cover payroll. In states with $7.25-10/hr minimums, the floor is much lower.

Competition density. Markets with more providers per capita tend to have lower prices. Phoenix and Dallas have high concentrations of service businesses competing for customers, which pushes prices down. San Francisco has fewer providers relative to demand, allowing higher margins.

Regulatory burden. Business licensing fees, insurance requirements, and vehicle regulations vary dramatically. Operating a cleaning or handyman business in New York City costs $3,000-5,000/year in licensing and compliance alone. In Nashville, it is under $500.

Service-by-Service City Comparison#

House Cleaning (Standard, 3BR/2BA, Bi-weekly)#

| City | Per Visit | Monthly Cost | |---|---|---| | San Francisco | $195 - $260 | $390 - $520 | | New York | $180 - $250 | $360 - $500 | | Boston | $165 - $220 | $330 - $440 | | Seattle | $160 - $215 | $320 - $430 | | Los Angeles | $155 - $210 | $310 - $420 | | Denver | $140 - $180 | $280 - $360 | | Chicago | $130 - $175 | $260 - $350 | | Austin | $125 - $170 | $250 - $340 | | Atlanta | $115 - $155 | $230 - $310 | | Phoenix | $105 - $145 | $210 - $290 | | Dallas | $100 - $140 | $200 - $280 | | Memphis | $85 - $120 | $170 - $240 |

The gap: Cleaning costs 2.1x more in San Francisco than in Memphis. Even within the same state, Los Angeles runs 15-20% lower than San Francisco due to a larger labor pool.

Handyman Services (Hourly Rate)#

| City | Hourly Rate | Min Trip Charge | |---|---|---| | San Francisco | $95 - $150 | $175 | | New York | $90 - $145 | $150 | | Boston | $85 - $130 | $125 | | Seattle | $80 - $125 | $125 | | Los Angeles | $75 - $120 | $100 | | Denver | $70 - $105 | $100 | | Chicago | $65 - $100 | $85 | | Austin | $60 - $95 | $85 | | Atlanta | $55 - $85 | $75 | | Phoenix | $50 - $80 | $75 | | Dallas | $50 - $80 | $75 | | Memphis | $45 - $70 | $60 |

Key insight: Minimum trip charges vary as much as hourly rates. In San Francisco, a handyman may charge $175 just to show up, regardless of job size. In Memphis, the minimum is $60. For small jobs (hanging shelves, fixing a door), the trip charge is often more than the labor.

Pet Care (Dog Walking, 30 Minutes)#

| City | Per Walk | Monthly (5x/week) | |---|---|---| | San Francisco | $28 - $40 | $560 - $800 | | New York | $25 - $38 | $500 - $760 | | Boston | $22 - $35 | $440 - $700 | | Seattle | $22 - $32 | $440 - $640 | | Los Angeles | $20 - $30 | $400 - $600 | | Denver | $18 - $28 | $360 - $560 | | Chicago | $18 - $25 | $360 - $500 | | Austin | $16 - $25 | $320 - $500 | | Atlanta | $15 - $22 | $300 - $440 | | Phoenix | $14 - $20 | $280 - $400 | | Dallas | $13 - $20 | $260 - $400 | | Memphis | $12 - $18 | $240 - $360 |

The math: Daily dog walking in San Francisco can cost $680/month at the midpoint. The same service in Dallas costs $330. Over a year, that is a $4,200 difference for the same 30-minute walk.

Pest Control (Quarterly General Treatment)#

| City | Per Visit | Annual Cost | |---|---|---| | San Francisco | $165 - $220 | $660 - $880 | | New York | $155 - $210 | $620 - $840 | | Seattle | $140 - $185 | $560 - $740 | | Los Angeles | $135 - $180 | $540 - $720 | | Boston | $130 - $175 | $520 - $700 | | Denver | $120 - $155 | $480 - $620 | | Chicago | $115 - $150 | $460 - $600 | | Austin | $105 - $140 | $420 - $560 | | Atlanta | $100 - $135 | $400 - $540 | | Phoenix | $95 - $130 | $380 - $520 | | Dallas | $90 - $125 | $360 - $500 | | Memphis | $80 - $110 | $320 - $440 |

Regional factor: Southern and Southwestern cities have higher pest pressure (termites, fire ants, scorpions), which means more demand for pest services. Despite lower labor costs, the frequency of treatment needed can make annual pest spending comparable to high-cost metros.

How to Use This Data#

If You Are Moving#

Factor local service costs into your relocation budget. A household spending $400/month on cleaning, lawn care, and pest control in Dallas would spend $620/month for the same services in Seattle. That is $2,640/year in additional costs that most relocation calculators miss.

If You Are Budgeting#

Use the ranges above to set realistic expectations for your metro. If you are getting quotes significantly above the high end of your city's range, you are likely overpaying. If quotes come in below the low end, verify the provider's credentials carefully.

If You Are a Snowbird or Multi-City#

Service costs at your winter home in Phoenix may be 40% less than at your primary residence in Boston. Some providers offer seasonal plans specifically designed for part-time residents.

The Remote Work Effect#

Since 2020, remote work migration has compressed pricing differences in some metros. Cities that saw large influxes of remote workers from expensive metros (Austin, Nashville, Denver) experienced 15-25% increases in local service pricing as demand outpaced supply. This trend has stabilized but not reversed.

Meanwhile, cities that lost population (San Francisco, New York) saw modest price moderation of 5-10%, though they remain the most expensive markets.

Compare Prices in Your City#

Our local vendor directory shows real-time pricing from verified providers in your specific zip code. National averages are useful benchmarks, but your neighborhood's actual costs may differ. Search by service type and location to see what providers in your area actually charge.

Pricing data reflects 2026 metro-area averages compiled from service listing platforms, provider rate sheets, and consumer spending surveys. Rates vary by neighborhood, provider experience, and job specifics within each metro. Always obtain local quotes for accurate pricing.
